What Is a Condo Bulk-Unit Cabinet Program?
A bulk-unit program replaces the kitchens, and often the vanities, in many suites of one building under a single contract. Instead of 40 owners each hiring a different contractor, the board or developer agrees one catalog, one per-unit price and one schedule. Owners get a new kitchen; the building gets one set of trades in the elevators and consistent finishes in every suite.
We have run bulk programs in towers around Yorkville, King West, Mimico and Church-Wellesley. The work is the same shop-built cabinetry as our condo kitchen renovations; what changes is the planning, the paperwork and the crew count.
How a Bulk Program Is Structured
The SKU catalog
We survey each suite layout and design a fixed set of boxes and doors that covers them. A two-tower building with three layouts might need 14 SKUs. The catalog is what keeps pricing locked and replacements simple.
The mock-up suite
One suite is built and installed first. The board, management and a few owners see the finish, the fit and the install process before anyone signs off on the rest.
Phasing
Production runs in batches labelled by suite and floor. Crews install in parallel, floor by floor, so each owner loses their kitchen for days rather than weeks.
Owner upgrades
Owners who want white oak fronts or a different finish can pay for an upgrade tier directly. It is built and installed inside the same schedule.
Bulk-Unit Pricing
| Scope | Unit | Price range |
|---|---|---|
| Galley SKU set (20+ suites) | Per unit | $5,500-$7,500 |
| L-shape SKU set (20+ suites) | Per unit | $7,000-$9,500 |
| Matching vanity SKU | Per unit | $1,800-$2,800 |
| Owner upgrade tier | Per unit | Quoted per tier |
Why lock the price per unit
A per-unit price lets the board budget the whole building, lets owners know their share before the vote, and keeps change orders out of the project.
Common Problems on Building-Wide Jobs
Finishes that drift between phases
Fixed with a finish lock at the start and shop-built doors from one supplier.
Residents fed up with the noise and the elevators
Fixed with booked elevators, daily corridor protection and parallel crews.
Missing paperwork
Fixed with a COI in 24 hours, WSIB clearance and a sign-off sheet per suite.
Replacements years later
Fixed with a standard SKU catalog the property manager package can draw on for repairs and turnovers.
What Boards Should Prepare Before Requesting a Quote
A bulk program moves fastest when the board can share four things: floor plans for each suite type, the number of suites of each type, the building's renovation rules (work hours, elevator bookings, deposits and noise limits), and the decision process for owners who want upgrades. With those in hand, we can survey the building and return a catalog and per-unit price in a few weeks.
It also helps to agree a communication plan. Owners want to know when their kitchen will be out of service and for how long. We provide a floor-by-floor schedule the manager can circulate, and we keep it current.
How We Keep a Building-Wide Job on Schedule
Batch production
Boxes are cut and finished in batches by floor and labelled by suite number before they leave the shop.
Dock and elevator plan
Deliveries are timed to the dock window and staged so crews are never waiting on materials.
Parallel crews
Up to four crews install at once, each with a lead who signs off every suite.
Daily cleanup
Corridors and elevators are protected and cleaned every day, which keeps residents and management on side.
After Handover
Each suite gets a sign-off sheet listing the SKUs installed. That record feeds the building's future repairs and turnovers, and many managers move into our annual property manager package after a bulk rollout.
Questions Boards Ask Before Approving a Program
- Is the per-unit price locked, and what could change it?
- How long will each suite be without a kitchen?
- Who handles owner upgrade payments?
- What insurance and WSIB documentation will we receive?
- How are repairs handled after handover?
Bulk Programs Across the GTA
We have run bulk programs in Yorkville, King West, Church-Wellesley and Mimico towers, and work with developers on new builds and conversions across the GTA. Bulk runs are cut on the same CNC line as our one-off custom cabinets in Toronto, so every suite gets the same box and hardware spec.
