The Local Problem

Closed-In Kitchen in an Etobicoke Tudor or Bungalow?

Small closed kitchens in 1920s-1940s Kingsway Tudor houses

The kitchen is a separate small room at the back of the house, and owners want it to open up without losing the character of the house.

Why it happens here: Kingsway Park's 665 houses went up between 1924 and 1947 under architect-design covenants, so most still have their original room plan, with an enclosed kitchen and decades of settled floors.

Our fix: We design custom kitchen cabinets around the new opening in 3D, laser template once walls come down and build period-suited doors that suit the Tudor rooms.

Three failures account for 80% of GTA customer complaints.

  • Wrong fit

Installer skipped laser templating; cabinets arrive 3/8 inch short of the wall.

Our fix: Proliner 3D laser templating after cabinet removal catches odd walls to 1/16 inch. See how

  • Wrong finish

Contractor-grade paint instead of UV-cured conversion varnish; drawers chip in six months.

Our fix: Benjamin Moore Scuffx or Rubio Monocoat finish that stands up to daily use. See how

  • Wrong hardware

Generic big-box hinges without soft-close; drawers slam, boxes rack within a year.

Our fix: Blum Legrabox runners and Blumotion hinges with a lifetime mechanical rating. See how

Process

From Wall Removal to Finished Kitchen

1 week of CAD design and change rounds, 3-4 weeks of CNC fabrication and finishing, 3-4 days on site.

    Free CAD quote request

Send a few photos and rough sizes through the form. We reply within 1-2 business days to book a design visit.

  2. 02 / Step

Cabinet removal + Proliner laser templating

Old boxes come out first so the laser reads true wall geometry to 1/16 inch, not the line of the old cabinets.

  3. 03 / Step

    OnShape 3D CAD walkthrough + sign-off

A Red Seal lead walks you through door placement, drawer stacks and appliance panels. Change rounds happen here, on paper.

  4. 04 / Step

CNC fabrication + finishing in our GTA shop

Boxes are cut on the Biesse Rover CNC, edge banded and finished in our booth over 3-4 weeks while your kitchen stays clean.

  5. 05 / Step

    3-4 day install + post-install walkthrough

WSIB-covered crews level, scribe and adjust every door, then walk the finished room with you before the last payment.

Housing We Know, From Tudors to Towers

The Kingsway and Islington Village have 1930s to 1950s houses and mid-century bungalows. Owners often remove the wall between the kitchen and dining room, leaving a beam or bulkhead. We design around it and use laser templating because older walls are rarely straight.

Mimico, Long Branch and Alderwood mix older bungalows with newer infill, where flat-slab white oak and walnut are popular.

Humber Bay Shores condos are compact suites with concrete walls and fixed stub-outs. Galley and L-shape kitchens with 24-inch appliances are the norm, with Status Certificate submissions included.

Opening Up a Mid-Century Kitchen

When a wall comes out, the kitchen layout changes completely. We start the CAD model from the open plan, often adding an island or peninsula where the wall used to be.

Beams and bulkheads left by structural work are built into the design with uppers that stop below them or wrap around them.

Floors in older bungalows are rarely level once a wall is removed. Laser templating captures the slope so cabinets sit level and counters stay flat.

Delivering to West-End Homes and Lakeshore Towers

Etobicoke deliveries come along the Gardiner and QEW. Bungalows in The Kingsway, Islington Village and Alderwood usually have driveway access.

Humber Bay Shores and the Lake Shore Blvd condo strip run on freight elevator bookings and dock windows. We size every box for the elevator and protect corridors daily.

Bungalow kitchens that open into the dining room usually take 4 days on site once the contractor has removed the wall.

Timing a West-End Kitchen

Wall removal and structural work come first, usually 1-3 weeks with your contractor, then templating and our 4-6 week shop time.

Condo kitchens follow building schedules; book early for spring and fall closings.

Typical Bungalow and Condo Pricing

Our published per-linear-foot rates apply: Shaker $350-$500/lf, flat-slab $400-$600/lf, paint-grade $500-$750/lf.

Humber Bay Shores condo galleys run $6,500-$14,000 plus $450-$900 for the Status Certificate review and submission.

Got Questions?

Etobicoke Cabinet Questions Answered

Can you open up the kitchen in a 1930s Kingsway Tudor?

Yes. Kingsway Park houses were built from 1924 to 1947 with closed kitchens. We draw the new opening and cabinets in 3D, and your contractor handles the beam and permit.

Can you design around a new beam after a wall removal?

Yes. Beams and bulkheads go into the CAD model, with uppers that stop below or wrap around them.

Do you handle Humber Bay Shores condo submissions?

Yes. Boards there approve alterations under section 98 of the Condominium Act. Our Status Certificate review and submission is $450-$900, typically approved within 7 business days.

Do newer lakeshore towers have tight freight elevators?

Some do. Humber Bay Shores towers from the 2010s range up to 66 storeys, so we size boxes for the elevator cab and book dock times before delivery.

Can you fit cabinets to sloped floors in older Mimico houses?

Yes. Laser templating captures the slope so bases are levelled and counters stay flat.

Do you work with my general contractor?

Yes. We coordinate templating and install dates with the contractor doing the structural work.
