What Is a Property Manager Cabinet Package?
The Property Manager Cabinet Package is an annual contract for owners and managers of rental and condo portfolios. Instead of calling a different contractor every time a door breaks or a unit turns over, you get one shop, one price list and one catalog of cabinets across every site.
It is different from our bulk-unit program, which replaces many suites in one building at once. The property manager package is ongoing: turnovers, upgrades and repairs spread across a year and across sites.
What the Package Covers
Turnover kitchens and vanities
When a unit turns over, we replace or reface kitchens and vanities from your standard catalog, scheduled around the vacancy.
Owner and tenant upgrade program
Tiered upgrades such as white oak fronts or a Scuffx painted finish that owners or tenants can pay for directly.
Priority repairs
Hinge, runner and door replacements on an agreed response time. Our hardware service handles the Blum retrofits.
Spare parts stock
Doors, fronts and hardware for your SKUs, built ahead and stored in our shop.

Why a standard catalog saves money
When every unit uses the same box sizes and doors, a broken door is a part number, not a custom job. That keeps repair calls short and units rentable.
Common Portfolio Problems We Solve
Every unit is different
Fixed with a standardized SKU catalog applied at each turnover.
Hinges failing every year
Fixed with Blum hardware on every new unit.
Waiting on paperwork
Fixed with a COI in 24 hours and job sheets on every call. When boxes are sound, refacing keeps turnover costs down.
Setting Up a Program: What We Need From You
The first step is a portfolio walk. We visit each site with your superintendent or maintenance lead, photograph each unit type and note the cabinets currently installed, the most common repair calls and any building constraints such as elevator access or loading hours. That gives us enough to design a catalog that covers most units with a small number of SKUs.
Next we agree service levels. Typical terms include a response time for repair calls, a lead time for turnover kitchens, how spare parts are stocked and how upgrade tiers are priced and billed. Everything goes into the annual contract so your team knows exactly what to expect.
Why Standardization Pays Off
Faster turnovers
When every unit uses the same catalog, a turnover kitchen is an order, not a design project. Boxes and doors are often already in stock.
Fewer repair calls
Blum hinges and runners on every unit reduce the sagging doors and dropped drawers that generate most cabinet calls.
Matching parts years later
A door broken in year five matches the doors beside it because it comes from the same SKU and finish recipe.
Clear budgeting
Annual pricing lets you budget cabinetry across the portfolio rather than reacting to each failure.
Maintenance Tips for Rental Units
Ask tenants to report slow leaks under sinks early; marine-grade sink bases resist water, but a constant drip damages floors and walls. Blum hinges can be adjusted by maintenance staff with a screwdriver, and we provide a one-page guide for your team.
Questions to Ask Before You Sign a Cabinet Contract
- How many SKUs will cover my portfolio?
- What is the response time on repair calls?
- Where are spare parts stored, and how fast can they be delivered?
- How are upgrade tiers priced and billed?
- How quickly can you issue a certificate of insurance?
Portfolios Across the GTA
We run cabinet programs for rental and condo portfolios in Parkdale, East York, The Junction and Weston, and for buildings across North York, Scarborough and Mississauga. Turnover units get the same Baltic Birch boxes and Blum hardware as our custom cabinets in Toronto.
